Your first stop should be the island-county Planning/Building Depts. Before you buy any lot and or home project, discuss your plans with them. All islands, including different locations within that island have regulations on what can be done with that particular lot. Most are very accommadating and are wanting to work with homeowners such as yourself. Land on any island anywhere is, well, limited. Much of Hawai’i properties are not actively listed for sale. A good realtor is essential because they have more known listings, and often have thru their network, access to hidden properties. Be aware that the listed land price often reflects the desirability and the buildability of that lot.
